Strong economy  

The limited supply and good economic momentum have caused Munich's property prices to rise sharply for years. Since 2009, housing prices in the portfolio have risen by almost 180% and new condominiums by almost 130%. Culture

It was an area of urban development in the west of Leipzig as part of the URBAN II development programme. Particular mention should be made of the redesign of the industrial wasteland Rolf-Axen-Strasse, the upgrading and redesign of pathways and public open spaces in the area of Kantatenweg and the redesign of the southern entrance area of the Kleinzschocher public park. Since 2008, the new "Sportbad an der Elster" has been available after the demolition of the old public swimming hall. The range of services offered and the size of the swimming pool distinguish it from the other swimming halls in the city.

All everyday needs (doctors, kindergartens, supply facilities, public transport) are within walking distance. The tram lines 1, 2 and 3 provide connections to the city centre in just a few minutes. Long-distance connections are also easy to reach via the Südautobahn (A38).
The district develops its own charm through the surrounding and interspersed green and recreational areas and numerous small shops.
