Reasons why you should invest

1. Location with potential

Since 2010, Leipzig has been one of the fastest growing cities in Germany, experiencing an annual increase of more than 10,000 people. This corresponds to an average annual growth of 2%. The potential of Leipzig is reflected in the often used term hypezig. After the fall of the Berlin Wall, several large industrial companies, including Siemens, Porsche, BMW, Amazon and DHL, settled here with partners and suppliers. In addition, the city has established itself as an important center for energy, information and finance.

2. Attractive interest rate

For residential real estate, 6.0% p.a. represents a very good return. An ideal investment for investors who only want to tie up their capital for a manageable time horizon.

3. Business model with high margins

The issuer operates the extremely attractive subdivision business. This involves purchasing an apartment building at the lowest possible price per square meter. The building is then divided into individual condominiums, which can then be sold at a significantly higher price per square meter. This high-margin business model enables the issuer to generate high profits.

Macro location Leipzig

"Hypezig' - Leipzig mutates into a trendy metropolis" was the headline of the Handelsblatt. Since 2010, Leipzig has been one of the fastest-growing cities in Germany, experiencing an annual increase of more than 10,000 people.

Very high demand

Leipzig's population has grown by an average of 2% a year since 2010. Between 2012 and 2014, it was even the fastest-growing major city in Germany. The actual development exceeded any forecasts. The strong growth is explained by the influx of young people for the sake of work, with new large employers and the surplus of births in 2013 and 2014. In 2015, the population increased by almost 16,000 and in 2016 by 10,000 inhabitants. As a result, there is a strong need for housing.

Strong economy

After reunification, several large industrial companies also settled here, including Siemens, Porsche, BMW, Amazon and DHL with partners and suppliers. In addition, the city has established itself as an important center for energy, information and finance.

Rich in culture

Leipzig has a great musical tradition, which goes back above all to the work of Johann Sebastian Bach and Felix Mendelssohn Bartholdy and is based today, among other things, on the importance of the Gewandhaus Orchestra and the St. Thomas Boys Choir. Leipzig is also known for its wealth of elaborately restored or reconstructed cultural monuments and urban canals, the species-rich zoo, and the Leipziger Neuseenland (Leipzig Neuseenland), which was created by recultivating former open-cast lignite mines.

Location

The redevelopment project "Am Grünen Parkbogen" at Wurzner Straße 195 is located in the east of Leipzig and belongs to the district of Sellerhausen, which lies about three kilometers east of the city center. The surrounding districts are, clockwise, Paunsdorf, Stünz, Anger-Crottendorf, Volkmarsdorf and Schönefeld. The old town center is located on the eastern bank of the Östliche Rietzschke. From here the district developed to the north and northeast.

Sellerhausen is positively distinguished from pure inner-city residential areas by its unique location in Leipzig with allotment gardens and the fertile meadows of the Rietzschke.
The redesign of Wurzner Strasse formed one of the three focal points of urban redevelopment in Leipzig's east. A more attractive residential environment was created here through the design of derelict properties and sensible deconstruction measures.

Location with potential

Parkbogen Ost, where the project is located, is a visionary idea arising from civic engagement. According to it, an approx. 5 km long ribbon of footpaths, cycle paths and active areas is to enclose the districts of Leipzig's east in the shape of an arc. The centerpiece of this green belt is the eastern S-Bahn arch, which has been closed since December 2012 and will serve in the future as a connecting element between the districts of Reudnitz, Anger-Crottendorf, Stötteritz, Sellerhausen, Schönefeld and Zentrum Ost.

This major structure-building project in the style of the New York High Line will not only link the heterogeneous neighborhoods in Leipzig's east, but also workplaces, green spaces and special architectural monuments along the route. The east of Leipzig will be significantly upgraded by the Parkbogen Ost.
