iFunded.de: first German real estate crowdfunding platform for international investors

Berlin, July 21st, 2016 – So that foreign capital investors can also participate in the Berlin residential real estate market, iFunded.de is now also available in English. “We very consciously decided to also make iFunded.de accessible to foreign investors. In the current low interest rate environment, Berlin is more attractive than ever to investors. This naturally also is true for investors from abroad. Due to the uncertainty after the Brexit referendum, Berlin is seen as a safe haven for foreign investors “said Michael Stephan, founder and managing director of iFunded.de. “With the English platform, we can open the Berlin residential real estate market to interested foreign investors,” says Mr. Stephan.

Already well established abroad – still in its infancy in Germany

Especially in English speaking countries has crowdfunding already become common practice in the real estate market. Capital investors value real estate crowdfunding worldwide for its comparatively high returns in the low interest rate environment, for its fee-less and uncomplicated form of investment without the need of third parties such as bank advisers or a constant cash flow in time of volatile stock markets. However, real estate crowdfunding in Germany has only just begun. In a recent study iFunded.de found that this type of investment is becoming increasingly popular in Germany: Whilst in 2013 only around 900,000 euros were collected through crowdfunding for real estate projects, in 2015 this had already increased to over 18 million euros. Foreign investors in particular are fueling the growth of real estate  crowdfunding on the German market. “With the English platform, we are at the forefront of real estate crowdfunding for international investors in Germany”, says Mr. Stephan.

Second investment project already in the starting blocks

iFunded.de has already financed over one third of its first project “Central Berlin” through crowdfunding. The second investment property located in the popular West Berlin neighborhood of Charlottenburg-Wilmersdorf is to be launched shortly. Same as the first project, the second is also an existing property. “An investment over iFunded.de is suitable for private investors, who can directly participate on the exciting Berlin residential real estate market with comparatively small amounts, as well as institutional investors,” says Mr. Stephan.
